1. Introduction

These Terms and Conditions govern the use of rachivillas.gr (the “Website”) and all accommodation reservations made through it.

2. Accommodation Services

The Website provides short-term villa accommodation rentals. All descriptions, images, prices, amenities, and availability information are presented in good faith. Minor variations may occur and do not constitute misrepresentation. Accommodation is offered exclusively for private holiday use unless explicitly agreed otherwise.

3. Booking Process and Confirmation

All reservations are made exclusively through the online booking form available on the Website.

A reservation becomes confirmed, binding, and legally enforceable only when:

• All required booking details are submitted
• Payment authorization is successfully completed
• The booking is confirmed on screen or electronically

Once confirmed, the selected accommodation dates are removed from availability and reserved exclusively for the guest.

The Website operator reserves the right to refuse or cancel a booking if inaccurate, incomplete, or misleading information is provided.

4. Prices, Payments, and Authorization

All prices displayed on the Website are final and include all charges unless otherwise stated.

By proceeding with payment, the guest:

• Authorizes a card payment for the full booking amount
• Confirms they are the authorized cardholder or have lawful permission to use the payment method
• Acknowledges that the payment represents purchase of accommodation services for specific dates

Payment authorization and capture constitute explicit consent and confirmation of the reservation.

5. Secure Payment Processing and Evidence Retention

All online payments are processed securely via Viva Wallet using encryption, authentication, and fraud-prevention mechanisms in accordance with financial and regulatory standards.

For payment security, fraud prevention, and dispute handling, the following data may be securely recorded and retained:

• Transaction reference and authorization ID
• Date and time of payment
• Booking confirmation status
• Reservation details linked to the transaction
• IP address and session data at the time of booking
• Records of acceptance of these Terms and Conditions

This data is retained strictly for legal compliance, payment verification, and defense against fraudulent transactions or chargeback claims.

6. Strict No-Cancellation and No-Refund Policy

All reservations made through rachivillas.gr are final, non-cancellable, and non-refundable.

• No cancellations are permitted after booking confirmation
• No refunds are issued under any circumstances

This includes, without limitation:

• Changes in travel plans
• Personal or medical reasons
• Weather conditions
• Transportation disruptions
• No-shows or early departure

By completing a booking and payment, the guest expressly agrees that the reservation cannot be cancelled, the reservation is non-refundable, and the payment compensates for exclusive reservation of specific accommodation dates removed from public availability. Guests are advised to consider appropriate travel insurance prior to booking.

7. Check-in and Check-out

• Check-in: After 4:00 PM
• Check-out: Before 10:00 AM

Early check-in or late check-out requests are subject to availability and may incur additional charges.

8. House Rules and Guest Conduct

Guests must comply with all house rules disclosed on the Website or during booking, including:

• Maximum 8 guests
• No pets
• No parties or events
• No smoking inside the property

Guests must treat the property with care and respect. Violation of house rules may result in additional charges or immediate termination of the stay without refund.

9. Safety and Property Disclosure

Guests acknowledge and accept the disclosed safety characteristics of the property, including:

• No carbon monoxide alarm installed
• No smoke alarm installed

Guests are responsible for acting cautiously and using all appliances and facilities responsibly during their stay.

10. Maximum Occupancy

Each villa has a strict maximum occupancy limit. Exceeding the stated occupancy without prior approval is not permitted and may result in immediate termination of the reservation without refund.

11. Damage, Loss, and Cleaning

Guests are responsible for:

• Any damage to the property or its contents
• Loss of items
• Excessive cleaning required as a result of their stay

Additional charges may apply where necessary.

12. Limitation of Liability

To the maximum extent permitted by law:

• The Website operator is not liable for accidents, injuries, illness, loss, or damage during the stay, except where caused by proven gross negligence or unlawful conduct
• Guests are responsible for their personal belongings
• Use of the property and its facilities is at the guest’s own risk

13. Force Majeure

The Website operator is not liable for failure or delay in performance due to events beyond reasonable control, including natural disasters, extreme weather, government restrictions, strikes, or technical failures. No refunds are due except where required by mandatory law.

14. Website Use

Users must not:

• Misuse Website content
• Attempt unauthorized access to systems or data
• Interfere with Website security or functionality

Access may be restricted or terminated in case of misuse.

15. Intellectual Property

All Website content, including text, images, logos, and design elements, is protected by intellectual property laws. No content may be copied, reproduced, or used without prior written permission.

16. Data Protection

Personal data submitted through the Website is processed in accordance with the Privacy Policy. By using the Website or completing a booking, the guest acknowledges and accepts such processing.

18. Governing Law and Jurisdiction

These Terms and Conditions are governed by Greek law. Any disputes shall be subject to the exclusive jurisdiction of the competent courts of Greece.

19. Chargebacks, Disputes, and Fraud Claims

By completing a booking, the guest agrees that initiating a chargeback or payment dispute without first attempting resolution through the Website constitutes misuse of the payment process.

In the event of a dispute or chargeback, the Website operator may submit evidence including:

• Booking confirmation records
• Payment authorization and capture data
• IP address and session logs
• Acceptance of these Terms and Conditions
• Proof that accommodation availability was blocked for the booked dates

Chargebacks based on claims of unauthorized payment or non-delivery of services may be contested where evidence confirms valid authorization and reservation availability. Abusive or fraudulent chargeback attempts may result in denial of future bookings.
